Homestead Exemption for Property Tax Reduction

Qualifications are based on age and income as follows:

  • Must own and occupy your home on January 1 of the year you first file.
  • Applicant must be age 65 or older.
  • A surviving spouse may qualify if they were at least 59 years of age, but not yet 65 years of age, on the date the spouse died.
  • Applicant and spouse's total income, including Social Security is:
    • $13,100 or less: eligible for a 75% reduction with a maximum reduction of $5,400
    • $13,100 to $19,200: eligible for a 60% reduction with a maximum reduction of $3,300
    • $19,200 to $25,400: eligible for a 25% reduction with a maximum reduction of $1,000

Must file between the January 1 and the first Monday in June for the year you are filing.

Once the owner is qualified the auditor's office automatically encloses a new application with the tax statement every year. Even though the website indicates a “continuing homestead exemption” must be filed annually, the Auditors office said the only time someone who has qualified needs to re-file is if there is a change in income other than an increase in social security or if there is a change in the deed, for example death of a spouse.

This does not reduce the amount of money the schools receive because the State of Ohio reimburses Crawford County for the rollback.

An application and additional information may be obtained from the Crawford County Auditor's website at:
http://www.crawford-co.org/auditor/Homestead/homestead.html

The Crawford County Auditor will also mail an application by request. Their telephone number is 419-562-7941.

Their mailing address is Crawford County Auditor, Robin Hildebrand,
